What are Pet Fees?

For apartments where the tenant is allowed to have a pet, there will likely be a separate cost that you need to fork out. There are several forms of payments that landlords can ask from you as a pet owner. Pet Fees VS. Pet Deposits VS. Pet Rent

The terms can get a little tricky. It is important for you to know exactly what each term means when you discuss them with the landlord.

  • Pet Fees – Pet fees are non-refundable. They generally cover the price of admission for bringing your pet over to the apartment and will not cover any damages. Not all landlords are aware of the term so if they charge you a non-refundable deposit, it actually refers to a pet fee.

  • Pet Deposits – Pet deposits are refundable. They work in a similar way to security deposits that you have to pay upfront with most lease agreements. Pet deposits cover any wear and tear that your pet creates in the apartment.

  • Pet Rent – This is also non-refundable and it is what its name sounds like. You need to pay rent for your pet as long as it continues staying with you. This is in addition to your own rent that you pay every month.

It is perfectly fine to inquire with your landlord about the different types of pet payments you need to pay. It is better to clarify any concerns before you sign any lease agreement so as to prevent any rental shocks.

Legal Restrictions to Pet Fees

When you are on a lookout for places to rent, take note that some pet-friendly apartment complexes do have certain restrictions on factors like the breed, weight, and size of the pet. If your pet does not meet the terms, you may be required to pay a higher pet fee. This is completely legal so always inquire about their pet policy before exploring the neighborhood. For service animals, landlords are often required to follow different rules that you can also inquire on.

Are Pet Fees Paid Every Month?

A pet fee or pet deposit is often paid only once upon moving in. However, a pet rent needs to be paid on a monthly basis just like you would pay for your own rental. Pet rental amounts often vary depending on the breed, weight, and size of your pet. Again, you can always inquire on the different types of pet payments that you need to fork out for moving in with your pet.
